Handyman invoice template

A handyman invoice is a tax invoice if you are registered for GST: "Tax invoice", your business name, ABN, the date, the work and the GST. If you aren’t registered, call it "Invoice" and leave GST off. The free handyman invoice template below does either. This page covers billing time and materials on lots of small jobs, and invoicing landlords and property managers.

Billing time and materials

If you quoted a fixed price, invoice that price. If you worked by the hour, show the hours, the rate, and the date of each visit. Materials go on their own lines, and if you charge them at cost plus a markup, keep the receipts in case the customer asks. A customer who can see where the time went is less likely to query the bill.

Landlords and property managers

Agents and landlords often send a stream of small jobs across several properties. Put the property address and the agent’s work order number on every line, so their accounts team can match each job. For the same landlord you can put several jobs on one invoice, listed by property. In Karya Falak you can invoice several jobs for one customer at once.

If you work as a contractor for a cleaning or building business, expect them to ask for your name, ABN and address: they report what they pay contractors to the ATO each year.

ABN and GST

Always print your ABN. A business that pays a supplier with no ABN generally has to withhold 47% of the payment. If you aren’t registered for GST, don’t charge it and don’t call the document a tax invoice. Once your GST turnover reaches $75,000, counting the last 12 months or the next 12, you must register within 21 days. See GST for tradies.

Payment terms

Many handymen ask for payment on the day for homeowners and 7 to 14 days for agents. That is common practice, not a rule; whatever you choose, print it on the invoice with your bank details and PayID. A late fee only applies if the customer agreed to it beforehand.

Records

Keep every invoice and materials receipt for five years. Digital copies are fine, which is easier than a glovebox full of dockets.

Invoice from the job card

In Karya Falak the invoice starts from the job, with the customer and address already filled in. Your PayID and bank details print on it, you can add an Australian payment slip, and you can switch on reminders after the due date. See invoicing and job costing. Rules checked 30 October 2026 against ato.gov.au, business.gov.au, ACCC and state regulator guidance. General information only, not tax or legal advice. Ask your accountant, BAS agent or state regulator about your own situation.

Questions

I’m not registered for GST. Is that a problem for agents?

No. Issue an "Invoice" with no GST. Agents can’t claim GST credits on it, but they can still pay it.

Do I need the landlord’s name or the agent’s?

Use whoever the buyer is, usually the owner, with the agent paying on their behalf. On sales of A$1,000 or more, the buyer’s identity or ABN must be on a tax invoice.

Can I invoice several small jobs on one invoice?

Yes. List each job with its address and date.
