Cleaning quote template

A cleaning quote works when the customer can see exactly what gets cleaned, how often, and what costs extra. Use the free cleaning quote template below, which starts with example lines for an end of lease clean, then read the notes on pricing by the hour or by the job, extras, regular cleans, cancellations and GST for cleaners who aren’t registered.

What to put on a cleaning quote

  • The property: bedrooms, bathrooms, storeys, and anything unusual such as pets or a very large kitchen.
  • The service: regular, one-off, end of lease, deep clean, carpets or windows.
  • A checklist of what is included, room by room.
  • Extras as separate lines: oven, inside the fridge, windows, walls, carpets, balconies.
  • How often, for regular cleans: weekly, fortnightly or monthly.
  • Whether you bring the products and equipment.
  • Access: keys, alarm codes, parking.

By the hour or by the job

Hourly pricing suits regular cleans where the home is already in good shape. A fixed price suits end of lease work, where the customer wants one number and the agent’s checklist sets the standard. If you price by the hour, say how many hours you expect and what happens if it takes longer. If you price by the job, write down the condition you based it on, so a heavily soiled oven isn’t a fight later.

End of lease cleans

Tenants want their bond back, so they will hold you to whatever the agent finds. Match your checklist to what agents usually inspect: inside cupboards, oven, rangehood, window tracks, skirting boards and wall marks. Say what you won’t do, such as repainting or removing stains that won’t come out. If you offer to come back for anything the agent flags within a set number of days, put that in writing too.

Regular cleans and cancellations

For regular work, quote the price per visit and the frequency, and say how much notice you need to skip or cancel a visit. A cancellation fee is fine if it is reasonable and the customer agreed to it beforehand. Since November 2023 unfair terms in standard-form contracts with consumers or small businesses can attract penalties, so keep cancellation and lockout fees in line with what the late notice actually costs you.

GST for cleaners

Many sole-trader cleaners aren’t registered for GST. If you aren’t, call the document a quote, add no GST, and when you invoice, call it an invoice, not a tax invoice. Once you are registered, show homeowners the GST-inclusive price. GST for tradies covers when you must register.

Send it, then let it repeat

In Karya Falak the customer ticks the extras they want on their phone and accepts. A regular clean can then be set up as a repeating visit, weekly, fortnightly or monthly, and if you switch visit reminders on, the customer is reminded the day before. Each customer can have a client hub link for their quotes, visits and invoices, and can save a card so that, with auto-pay on, each clean is charged when it is invoiced. See Karya Falak for cleaning. Rules checked 30 October 2026 against ato.gov.au, business.gov.au, ACCC and state regulator guidance. General information only, not tax or legal advice. Ask your accountant, BAS agent or state regulator about your own situation.

Questions

Should I charge a deposit for cleaning?

Most regular cleans don’t need one. For a large one-off job you might ask for a small deposit; consumer regulators suggest no more than 10%.

Can I add a fee if the house is much dirtier than described?

Only if your quote said so. Write down the condition you priced on and how extra time is charged, and get the customer’s agreement before doing extra work.

Should a commercial cleaning quote include GST?

Business customers can be quoted without GST, but the ACCC calls GST-inclusive pricing best practice, and homeowners must see the total including GST.
